Living on the Space Coast means your roof isn’t just shelter — it’s your home’s first line of defense against hurricanes, tropical storms, and the relentless Florida sun. Choosing the right material can mean the difference between a roof that lasts 15 years and one that lasts 50.

Here’s what actually performs in Brevard County, based on 20+ years of installing and repairing roofs after every major storm.

The Top 5 Roofing Materials for Florida Homes

1. Standing Seam Metal Roof — The Gold Standard

Wind Rating: Up to 180 mph
Lifespan: 40-60+ years
Cost: $9-14/SF installed

Standing seam metal is the best-performing roof system in hurricane conditions. The concealed fastener design means no exposed screws to back out in high winds. After Hurricane Ian, we saw standing seam roofs in our service area with zero damage sitting next to shingle roofs that were completely destroyed.

Best for: Homeowners planning to stay long-term. The upfront cost is higher, but you’ll likely never replace it again. Insurance discounts of 15-25% are common.

2. Architectural Shingles (Impact-Resistant) — Best Value

Wind Rating: 110-130 mph (Class H shingles up to 150 mph)
Lifespan: 25-30 years
Cost: $4.50-6.50/SF installed

CertainTeed Landmark and GAF Timberline HDZ are the workhorses of Florida residential roofing. When installed with proper hurricane clips and high-wind nailing patterns (6 nails per shingle instead of 4), they perform well in most tropical weather.

Best for: Budget-conscious homeowners who want solid protection without the metal roof price tag.

3. Concrete Tile — Classic Florida Look

Wind Rating: Up to 180 mph (when properly attached)
Lifespan: 50+ years
Cost: $8-12/SF installed

Concrete tile is extremely durable and provides excellent insulation — a real benefit when your AC runs 8 months a year. The catch: tile roofs are heavy. Your truss system must be engineered for the load, and they require a waterproof underlayment system beneath the tiles.

Best for: Mediterranean, Spanish, or contemporary-style homes. Popular in Viera, Suntree, and Baytree communities.

4. TPO Membrane — Flat Roof Champion

Wind Rating: Up to 150 mph (mechanically attached or RhinoBond)
Lifespan: 20-30 years with proper maintenance
Cost: $7-11/SF installed

If you have a flat or low-slope section (common on Florida ranch-style homes and lanai roofs), TPO (Thermoplastic Polyolefin) is the go-to. White TPO reflects UV, keeping your home cooler and your energy bills lower. We use GAF EverGuard 60-mil membrane on most residential flat applications.

Best for: Flat roofs, carports, lanai covers, and additions.

5. Gaco Silicone Coating — The Budget-Friendly Restore

Wind Rating: N/A (coating over existing roof)
Lifespan: 10-15 years per coat
Cost: $3-5/SF installed

If your existing flat roof is structurally sound but aging, a silicone roof coating can add 10-15 years of life at a fraction of replacement cost. It’s waterproof, UV-resistant, and can be recoated when it wears.

Best for: Existing flat roofs in fair condition where full replacement isn’t needed yet.

What About After a Hurricane?

If a storm damages your roof, here’s the priority order:

  1. Document everything — photos and video from ground level (don’t climb on a damaged roof)
  2. Call your insurance company within 24 hours
  3. Get a licensed contractor inspection before accepting any insurance estimate
  4. Beware storm chasers — if someone knocks on your door the day after a storm with an out-of-state license plate, keep walking

We provide free post-storm inspections and can meet with your insurance adjuster to ensure nothing is missed.
